Job Title: Real Estate Home Buying Specialist
Job Description: We are seeking a motivated and experienced individual to join our Acquisition team. The Real Estate Home Buying Specialist generates leads, services appointments, makes offers, and negotiates contract details with property owners. This is a dynamic position that requires some in-office attendance, the ability to build high rapport with homeowners in the St. Louis and surrounding areas, and the expectation that you can/will manage your time and activity appropriately. The ideal candidate will have a strong sales background, a deep understanding of the real estate market, and a proven ability to find and acquire deals effectively and efficiently.
Key Responsibilities:
- Prospecting & Networking: Make warm and cold phone calls to potential sellers with the goal of setting appointments to view and purchase their properties. Continually cultivate relationships to generate leads through various channels, including networking, local events, and social media.
- Pipeline Management & Follow Up: Build and maintain a robust pipeline of qualified sellers in various stages of the sale cycle. Use follow-up strategies to continually provide top-tier customer service to all potential sellers.
- Property Visits & Repairs Analysis: Drive to and service appointments (seller-facing and vacant) in various neighborhoods nearby St. Louis. This includes analyzing and taking photos of properties in a wide variety of conditions.
- Rapport Building, Negotiation & Deal Closing: Build strong rapport with property owners. Manage negotiations to secure favorable terms and pricing. Help facilitate the closing process, ensuring all legal and financial requirements are met. Provide exceptional customer service and maintain regular communication with all parties throughout the acquisition/closing process.
- Market Analysis & Research: Stay informed about market trends, property values, and investment opportunities. Conduct comparative market analysis and due diligence on properties, including value, construction budget, and rental rates.
- Reporting & Documentation: Input and maintain accurate records of appointment activities, contracts, and transactions into CRM. Report appointment and seller feedback to management on a daily basis.
Basic Requirements:
- Be a genuine and ethical human. Act with a high level of professionalism.
- Be on time.
- Be coachable and open to new ideas and sales tactics.
- Work hard, keep a positive attitude, and be a team player.
Physical Requirements:
- Ability to sit and drive for up to 1+ hours consecutively.
- Ability to walk on uneven surfaces, climb stairs, and navigate properties in need of major repair with a flashlight at times.
- In any external situation, we expect you to use common sense and act appropriately. If you do not feel comfortable, remove yourself from the situation.
Qualifications:
- Preferred: 1+ years of sales experience, specifically in the investment real estate industry.
- Excellent communication, negotiation, and interpersonal skills.
- Ability to work independently and collaboratively in a fast-paced, entrepreneurial environment.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint), CRM software, and other sales tools.
Compensation:
- 1099 Position
- 100% commission-based earnings
- Average Real Estate Home Buying Specialists earn $65-85k; high-performing agents earn $140k+
