Job Description:
We are seeking a motivated, entrepreneurial-minded individual to join our Acquisition team as a Real Estate Investment Sales Representative. In this role, you will generate leads, service appointments, make offers, and negotiate contract details with property owners. This is a dynamic, high-reward position for a self-driven sales professional who thrives in a commission-based environment.

As part of our team, you will have the flexibility to work independently while leveraging company resources to maximize deal flow. The ideal candidate has a strong sales background, negotiation skills, and an understanding of real estate investment strategies, including wholesaling, fix-and-flip, and buy-and-hold.

Key Responsibilities:

✅ Prospecting & Networking: Generate and cultivate leads through warm and cold calls, networking, and social media. Build relationships with property owners, investors, and local real estate professionals to identify opportunities.
✅ Pipeline Management & Follow-Up: Maintain a strong pipeline of sellers at various stages of the sale cycle. Implement effective follow-up strategies to provide top-tier customer service.
✅ Property Visits & Evaluation: Meet with property owners, assess property conditions, and take photos. Conduct market research and analyze repairs needed to determine property value.
✅ Negotiation & Deal Closing: Build rapport with sellers, negotiate terms, and structure deals that work for both parties. Guide transactions through to closing while maintaining strong communication.
✅ Market Analysis & Research: Stay informed about market trends, property values, and investment opportunities. Conduct comparative market analysis and due diligence on properties.
✅ Reporting & Documentation: Accurately input and track all seller interactions, appointments, and transactions in the company CRM. Provide regular feedback to management on sales performance and market trends.

Basic Requirements:

✔ Reliable Transportation: Ability to travel to property appointments within St. Louis and surrounding areas.

Physical Requirements:

• Ability to sit and drive for extended periods.
• Ability to navigate and inspect properties in varying conditions, including homes needing major repairs.
• Use of a flashlight when necessary to inspect low-light areas.

Qualifications:

• Preferred: 1+ years of experience in sales, real estate, or investment acquisitions.
• Strong communication and interpersonal skills.
• Ability to work independently and manage time effectively in a fast-paced, entrepreneurial environment.
• Proficiency in CRM software, Microsoft Office Suite (Excel, Word, PowerPoint), and other sales tools.

Compensation:
💰 1099 Independent Contractor Position
💰 100% Commission-Based Earnings
💰 Realistic First-Year Earnings: $65K–$85K+
💰 High Performers: $140K+
